CREVE COEUR — A St. Louis developer has plans to build hundreds of apartments, retail shops and a hotel just south of Olive Boulevard and Interstate 270 in an effort to create a new “town center†for Creve Coeur.
The project from Green Street Real Estate Ventures would span 10 acres and replace an aging shopping center that’s now home to restaurants like Pasta House and First Watch, as well as a comic shop.
The project would be bordered by Olive Boulevard to the north, Hamm Drive to the east, Studt Avenue to the south and North New Ballas Road to the west.
Green Street aims to fulfill Creve Coeur’s desire to create a central gathering point that would also help the city amid increasing competition from other developments in the St. Louis metropolitan area.
Plans are still in the early stages: Green Street doesn’t own the entire site and needs to go through a series of approvals through the city of Creve Coeur. Its first one is set for 6 p.m. Monday at the government center, 300 North New Ballas Road, where the public is . If approved, the developer would submit more details at a later date, according to city documents.
The developer plans to build a five-story hotel; 270 apartments with a parking garage; nearly 38,000 square feet of retail across several buildings; a civic plaza and pavilion; and an additional parking garage — a project that planning officials said creates a “town center†type development. The existing firehouse would stay but a cell tower would be moved, plans show.
Green Street has been on a building spree in recent years: It’s proposing to build in Clayton, a $100 million condominium and hotel , also in Clayton, and with Midas in St. Louis’ Midtown neighborhood. Green Street also opened the Armory, an in Midtown, late last year.
Tax on cars: As used car prices soared last year, so did Missourians' personal property tax bills. Some legislators want to abolish the tax, but David Nicklaus and Jim Gallagher say that would be a blow to local school districts.
Green Street Real Estate Ventures wants a tax abatement extension on land it plans to use for industrial space. Aldermen aren't so sure.
